Letter from the Chair

The RESO 2025 Fall Conference in Louisville, Kentucky, brought with it many successes worthy of celebrating, including the tremendous accomplishment of one million subscribers covered by RESO standards!

While it is justifiable to celebrate this happy achievement, it is also important to stay humble, because success of this caliber does not follow a straight path, nor is it a solo effort. A milestone this momentous has taken years of effort – countless small steps, discussions, shared knowledge, debate and ultimately working together to further our standards.

Education is at the heart of our steps – whether in person at our conferences, in workgroup meetings or through RESO courses that bring holistic knowledge across business skills, technical acumen and the idiosyncrasies of international systems.

Together, these experiences form a RESO membership with a shared set of knowledge. That collective foundation allows us to build better standards and strengthen our business capabilities in ways no single person could achieve.

I am appreciative of the RESO staff and community for the countless hours of work spent towards our common goal of creating and adopting real estate standards. The meetings, planning, research, coding, codifying, voting and execution of ideas are where progress truly takes shape.

Three important events were held in quick succession this fall, starting with the International MLS Forum organized by RESO, held in tandem with the annual CMLS Open House, in Toronto, Canada. This first event collaboration meant attendees could benefit from both organizations working together to host a world-class experience. RESO’s Fall Conference followed and allowed our membership to assess the experience.

Feedback was positive. Requests for more joint events were made. It is no surprise that RESO’s already collaborative community appreciated the joint initiative. Looking at what RESO is tackling today, it is clear that there is still plenty to refine from our early efforts and even more to build for what the world wants next.

While in Louisville, I had a personal lesson on staying humble amidst success. After my opening remarks, I was reminded that there are sometimes outside forces – like gravity – that can shift the conversation in an instant.

There I was, feeling proud to share RESO’s successes with the audience during my opening remarks, when one misstep saw me literally fall off the back of the stage in front of 300 people! Yikes!

Someone later told me that they thought it was a magic trick. Some ran to me to offer support. I knew in the moment that the most important thing was to immediately bounce back, dust off, refocus and step forward.

When things are going great, it is important to stay humble. Things happen. You have to stay resilient, because success doesn’t come without challenges. Every chance to get back up and do more is a gift.

We are taking advantage of those opportunities every day at RESO. At home, we are stamping out duplication in the Data Dictionary and pushing forward on practical standards like ceiling heights, horse amenities, bathroom counts and new construction.

Abroad, countries around the world are turning to RESO and its partners to help shape their real estate data standards. This new influx of membership has been both value-building for the core products that our members use, as well as financially lucrative for our organization.

Because of all that you do, RESO continues to move forward step by step – each piece adding to the whole, each effort strengthening our shared foundation. Together, we are building something extraordinary – one step at a time.

I look forward to celebrating RESO’s two million subscriber milestone in the near future!

Global Subgroup
Subject matter experts are needed with knowledge of how real estate data fields work in other countries. Thus far, the group has had input on how France and Italy handle data, but much more is needed to bulk up international standards. | JOIN GROUP

Product Updates

Duplication Subgroup
The group continued classifying different types of duplication that exist in the Data Dictionary. They also recorded several recommendations for definition updates that clarify the meaning of a lookup in the context of its field. Additionally, the definition recommendations include identifying the other location of the “duplicate” data element for cases where it is relevant to keep both. For example, Dock has a different context in StructureType than it does in ExteriorFeatures, although both data elements are relevant in their respective fields.

Global Subgroup
The group continues to review potential new data elements that would enhance the Data Dictionary for international use. They selected several new lookups for the proposal that will go to the Data Dictionary Workgroup when complete. Additionally, a new sheet was introduced that shows the approved data elements selected so far with definitions and usage metrics.

New Construction Subgroup
The group began by reviewing potential new construction-related data element additions that were proposed based on volunteered metadata and certification aggregate data. Several items were identified as relevant (e.g. ConstructionStartDate, ConstructionCompletionDate) for further consideration.

Multi Family PropertyType Subgroup
The group is vetting whether a dedicated Multi Family lookup should be added to the PropertyType field. The current standard assumed for Multi Family is Residential Income, which may be problematic for properties that aren’t actually generating income.

    Recent and Upcoming RESO Workgroup Meetings

    Members can review workgroup agendas in the RESO Workgroup Collaboration System | JOIN A WORKGROUP

    Fast Track Subgroup | October 28 and November 18, 2025
    The group went over the Fast Track Suggestions Review sheet and determined whether mapping suggestions should be kept or removed. Recent discussions have gone over multiple suggestions for a single lookup (e.g., Recreational under both CurrentUse and PossibleUse). In those cases, testing has required the provider to map to both suggestions. The group determined that either suggestion should be able to be used, and a change to the testing tool will be done to reflect that. The group also reviewed PropertySubType lookups that were given a suggestion in the same field and an additional field (StructureType) and determined that many of the secondary suggestions should be removed. Additionally, cases where a RoomType exists under InteriorFeatures were reviewed and no changes were recommended for those suggestions. New suggestions for the Data Dictionary Workgroup are always documented. | OCT 28 NOTES | NOV 18 NOTES

    Duplication Subgroup | October 30 and November 13, 2025
    The group continued working through the items on the Data Dictionary Duplication sheet, which shows potential duplicate data elements in the Data Dictionary. Duplicate Types and resolutions, such as deprecations and recommendations for definition revisions, were assigned to several lookups. Additionally, a subgroup or project group was suggested to review all of the parking-related data elements to see if they can be improved. | OCT 30 NOTES | NOV 13 NOTES

    Transport Workgroup | November 3, 2025

    Multi Family Property Type Subgroup | November 4, 2025
    The initial meeting of this group covered the fact that Residential Income as the default PropertyType lookup for multifamily properties may be problematic. The group discussed the option of adding a dedicated Multi Family lookup to the PropertyType field. The group agreed that 2–4 unit buildings are typically residential, while 5+ units are often commercial, citing regulatory and tax differences, and they noted that forcing the “Income” label causes market and consumer confusion. One suggested path forward is to introduce Multi Family as a standard PropertyType and to possibly add a separate field to denote income generation. Additionally, RESO staff was tasked with gathering more advanced usage metrics to help guide any potential proposals. | NOTES

    Global Subgroup | November 5, 2025
    The group reviewed the DD Global Research–Potential New Data Elements (Working) sheet, which lists potential new elements, along with usage metrics derived from certification aggregate data and SNPI usage data. Several new lookups were selected to be a part of the proposal for the Data Dictionary Workgroup. Items that have been discussed and approved for the proposal are now shown on a consolidated Discussed/Proposed tab of the working sheet. | NOTES

    New Construction Subgroup | November 19, 2025
    The group reviewed proposed additions to the Data Dictionary for New Construction listings, as shown on the Current and Potential New Construction Data Elements sheet. The group was in favor of adding data fields like ConstructionStartDate, ConstructionCompletionDate and EstimatedConstructionCompletionDate. The group was against adding a new ConstructionStatus field with specific lookups (e.g., Drywall Completed), instead being in favor of enhancing the existing PropertyCondition field with broader lookups (e.g., Turnkey). Additionally, the idea of a dedicated New Construction Resource to handle the dynamic nature of new construction information was proposed and will be researched further. | NOTES

    Data Dictionary Workgroup | November 20, 2025
    The meeting included an overview of policy changes affecting Data Dictionary releases and certification, including the ability of the Data Dictionary and Transport workgroups to approve minor (nonbreaking) versions without full RESO Board of Directors (BOD) approval, as well as the adoption of a two-year expiration for certification endorsements. A motion was made to adopt a release cadence for minor Data Dictionary versions that can be as frequent as quarterly when needed, each with a three-month review period. Additional motions included adding a new Portfolio Loan lookup to the CurrentFinancing, BuyerFinancing and ListingTerms fields, as well as deprecations of both the StreetNumberNumeric and BathroomsPartial fields in the next major version (3.0). Additionally, the group agreed to use a consent agenda process to start reviewing the New Lookup Considerations From Fast Track Subgroup. | NOTES
