Letter from the Chair
Before we look ahead to the 2026 RESO Fall Conference in Colorado Springs, I want to acknowledge something special that happened at the Council of Multiple Listing Services event that took place last week in Fort Lauderdale, Florida.
At three different sessions over two days, RESO was called out by a room full of MLS CEOs and then two separate broker panels for being a positive force in getting MLSs to align on common data standards that help propel modern real estate technology forward. And the brokers were emphatic that getting MLS certifications current was a priority for managing their data.
He’s not going to like me calling attention to this, but RESO CEO Sam DeBord received an ovation from those CEOs. I mention it only because I felt so proud to be the RESO Board Chair at that moment. It was a wonderful reminder of how far we have come and how appreciated our work is by the people and businesses we serve. While I am struck by how quickly real estate is changing – and how ready RESO is for that change – I know how much time and work it has taken to get here.
In a world moving this fast with the power of AI, standards matter more than ever. Standards are the connective tissue that keeps innovation safe, consistent and scalable, which is why this year’s conference feels different. The tools we’re releasing are being built for a speedy future with practical guidance providing a reassuring shoulder to lean on.
A major theme you’ll hear at the fall conference is how RESO is making data easier for modern systems to understand. We’re introducing clearer usage rules – written in a way that software can read – so organizations can share data confidently while keeping control of how it’s used. It’s a simple idea with big implications: more clarity, trust and automation.
We’re starting by expanding the use of identifiers. We’ve already defined parcel and licensee identifiers, and now we’re officially adding organization and system identifiers to help the industry speak the same language. The plan is to start usage as optional, then require them by Data Dictionary 3.0. When every system knows exactly who and what it’s talking to, everything works better.
Another area gaining momentum is schools and geography. Listings touch real communities, and RESO is making it easier to describe those communities accurately. New school data, standardized districts and national identifiers help paint a clearer picture.
That’s not to say that there isn’t more work to do. While most MLSs have stepped up to be certified, one-third of them are behind on certification. This will be discussed in a conference session, but ahead of that, I would like to call on the next generation of leaders to help us continue to find industry solutions. We need fresh ideas from new leaders, so I implore you to seriously consider yourselves in the call for nominations to the 20207 RESO Board of Directors. Nominations must be submitted by October 26.
The fall conference is where we make a shared commitment to making real estate data easier to use. If you want to understand where the industry is heading, and how RESO is helping shape that path, Colorado Springs is the place to be from October 19 to 21.
I’m proud of the work our members are doing, and I’m excited for what’s ahead. The future is moving fast, and RESO will continue to keep pace with your important contributions.

Nominations Now Open for 2027 RESO Board of Directors
Lend your voice and talents to RESO’s mission. Nominations to RESO’s Board of Directors are now being accepted. The board is responsible for the governance of RESO and development of the organization’s strategic plan.
All nominations must be submitted by completing the 2027 RESO Board of Directors Statement of Candidacy by 11:59 pm (PT) on Monday, October 26.
The five available seats in this election are:
- Class B (Technology Companies, Developers, Partners & Consultants): $25M and above annual revenue – one open seat
- Class C (MLSs and REALTOR® Associations): under 25,000 subscribers – two open seats
- Class D (Real Estate Brokerages, Brokers, Agents & Appraisers) – two open seats

Approved Votes
- Add BathroomsAboveGrade and BathroomsBelowGrade fields to the Property Resource. These fields are pending review by the Transport Workgroup and Certification Subgroup, and a revision is likely to be suggested.
- Add Appraisal support to ShowingRequestType and ShowingRequestor.
- Close Data Dictionary v2.3 (i.e., move to DRAFT status).

- Add a new EventTypes field to the EntityEvent Resource to signal fraudulent listings.
- Add a PackageSale Resource, CoolingAccess field and NumberOfEntrances field.

- Release Data Dictionary 2.2 at the end of Q4 2026, including the data elements previously approved for DD 2.3.
- The Queue Resource will be classified as a minor deprecation in DD 2.3, with EntityEvent as the resource to use for an event log.
- EventTypes is the appropriate field name for a proposal to signal fraudulent listings, and it should be multi-select and Open with Enumerations while avoiding new flattened data elements where an expansion can communicate the information. Further guidance will be issued to DD, with any changes to be reflected in DD 2.2.

Lab378 (United Kingdom)
Lab378 provides an intelligence layer with one detailed client story across text, voice, email, CRM and the people responsible for what happens next. Three products – Inside Sales Agent, Livia Match and Agent Assistant – work as one system to carry the client’s context, the brokerage’s knowledge, live property intelligence and human judgment forward.
Livbase (Thailand & Delaware)
Livbase is an operating system for global housing liquidity that has built AI models and agents that price, underwrite and run transactions across fragmented housing markets, cutting sales cycles from months to weeks.

Data Dictionary Subgroups
Fast Track
The group reviewed potential new lookups proposed for the Disclosures field by the Universal Mapping Initiative (UMI), with four identified for recommendation to the Data Dictionary Workgroup (DD). Any new lookups are contingent on DD approving enumerating the Disclosures field, which is currently Open. New mappings were suggested for the remaining reviewed Disclosures lookups. Additionally, the group reviewed past machine-driven suggestions and the group’s own suggestions that were disputed, recording several research topics for potential new standards. | NOTES
Duplication
This group also reviewed potential new lookups proposed for the Disclosures field by the UMI. Any new lookups are contingent on DD approving enumerations for the Disclosures field. Eight candidate lookups have potential duplication with existing standard data elements. Estate Sale was recommended as a new standard lookup of the SpecialListingConditions field, while the majority (such as Short Sale or Foreclosure, Septic System and Pets on Premises) were deemed duplicative and routed to the Fast Track Subgroup for mapping to current standard lookups. | NOTES
Interoperability
The group reviewed the Offer Management Data Flow Diagram and its associated proposed new data elements, unanimously approving a motion to submit the proposal to DD. The goal of the proposal is to create standard data elements to be used in passing offer data between different systems. A live demonstration at the RESO Fall 2026 Conference of the Offer Management workflow will showcase practical applications. | NOTES
Research & Development
Results of the RESO Smart Home/Internet of Things (IoT) Survey were reviewed, with most respondents favoring a simple structure that extends existing enumerations over building a new resource. There are still several questions that need to be answered through additional research about the richness of possible enumerations, device reset status, subscription status and other disclosures. More research will be done on existing implementations and other organizations that specifically work with smart home device standards. | NOTES
Data Governance
The group defined its role in developing standards for communicating general and AI-specific data governance digitally. Group members will gather real-world examples of paper-based data governance (e.g., contractual requirements or restrictions) that may be converted into machine-readable instructions, explore practical use cases, and determine whether a boundary should exist between AI and general governance. To collect input from volunteers, a shared collaborative spreadsheet will be established to categorize and submit specific rules. Final recommendations will be handed off to designated technical workgroups for implementation. | NOTES

The group discussed the significant impact of proposed data element convention updates, weighing a single, comprehensive release against an incremental rollout. To ease the transition for Data Dictionary providers and consumers, the group proposed parallel field support and created an action item to generate organization-level impact reports (e.g., for an MLS) detailing their specific data elements changes. | NOTES
