Letter From the Chair
Why Your RESO Membership Is the Best Investment in Real Estate Technology
RESO is about business value just as much as technical specifications. For MLSs, associations, technology companies and brokers, RESO is a strategic investment. RESO’s work isn’t just theoretical – it’s the backbone of solutions shaping the industry today. Standards like the Data Dictionary, Web API, identifiers and RESO Common Format have become part of technology strategy plans throughout real estate.
More MLSs are going RESO native with their strategy. This enables new vendors in those marketplaces to reduce friction in their go-to-market deployment. Time to market and adoption costs decrease as a result. Everyone benefits from this investment.
RESO’s workgroups, which are open to RESO members only, include a thriving community of top thought leaders in technology and business. The important topics they are currently addressing include:
- Offer Management Payloads – Making transaction processes more streamlined
- Association Management Systems (AMS) – Facilitating seamless membership and operational management
- New Construction Fields – Ensuring that new property data can integrate with existing builds
- Guardrails Around Data Duplication – Enhancing data integrity and usability
- Exploring Decentralized Networking – Bringing innovation to collaboration and data sharing
Workgroups collaborate in person during RESO’s twice-per-year conferences. Online workgroup meetings in between conferences ensure momentum is maintained as standards iterate and the market changes.
RESO conferences continue to swell with newly engaged attendees, because RESO conferences are different. Open to members and nonmembers alike, content is replete with discussions to help your business stay current. Businesses have an edge when they understand what and how technology is being adopted in real estate. Real work gets done by RESO’s workgroups at these events. This work leads to more opportunities for brokers, vendors and MLSs. RESO conferences are time well spent.
RESO has been asked by the international real estate community to lead the charge toward the International MLS Forum taking place in Toronto, September 25–26. The forum is aligned with RESO’s mission, and we are honored by the request. I encourage you to make the annual event a staple in your own advanced business planning. I hope to see you there!

Product Updates
Voting
Going forward, the Data Dictionary Workgroup approved moving in-meeting voting to online voting. Additionally, the group voted that all proposals, requests, initiatives, etc. must be brought up in a meeting prior to voting. This retains the policy of requiring a motion, a second and an opportunity for discussion on all topics before they are brought to a vote.
A new Confluence page (not specific to any one workgroup) is being created to show all topics currently available for a vote, as well as topics that are upcoming for a discussion and vote.
Data Dictionary
Data Dictionary 2.1
The draft for Data Dictionary 2.1 has been posted for review. Reviewers may comment on the sheet or email dd@reso.org to report any items that may need attention.
Global Subgroup
A survey was sent out to workgroup members asking which areas of the Data Dictionary could benefit the most from additions and changes with an international focus. Collected feedback will be used to create an outline of tasks for the Global Subgroup to work through. If you are interested in joining this or any other subgroup, email dd@reso.org.
Duplication Subgroup
The goal of this subgroup is to identify, classify and define duplication in the Data Dictionary.
New Construction Subgroup
New metadata has been added for consideration in developing standards conveying new construction and new construction development information. The upcoming group will address the New Construction Development Data Elements and New Construction Data Fields business cases from the R&D Workgroup.
Transport
Data Dictionary 2.1 and Updates on Versioning Policies
The workgroup discussed Data Dictionary Policy Voting Results as they relate to Data Dictionary 2.1.
ActivityPub Subgroup
ActivityPub is a federated, decentralized communication standard. It can be used in scenarios where threaded conversations exist between many different users and nodes, which is common in the real estate data ecosystem. The group has the following two goals regarding the use of ActivityPub:
- Improve communication and standardization during the transaction management process. See: RESO Listing Advertisement Proposal.
- Implement a resolution protocol for the RESO Unique Licensee Identifier (ULI). See: ULI White Paper and ULI Resolution Protocol.

RESO Roundtables: RENEW Provides Opportunities to Grow
RESO Roundtables are informal, small-group conversations that have been a regular feature during RESO spring and fall conferences for many years. The Real Estate Network of Empowered Women (RENEW) by RentSpree has been hosting a RESO Roundtable since 2023. RENEW roundtables provide a nice reminder that not all of what RESO does is in the deepest technological weeds.
RESO Web API Leaderboard Update
Vendors, brokers and agents have increased their usage of MLS Web API data feeds. Where it was less than 5% of the industry in 2021, MLS feeds converted to Web API now cover 58.1% of U.S. subscribers. MLS feeds committed to Web API conversion cover 73.6% of U.S. subscribers.
While we are incredibly pleased with the responses to our quarterly surveys, there are some MLSs that have yet to respond that we know have Web API data feeds. We want to hear from you!
If your MLS is not listed on the Web API Leaderboard, submit your Web API conversion progress today!

RESO Workgroups
Transport Workgroup | May 5, 2015
The group discussed the Data Dictionary Policy Voting Results and how they apply to Data Dictionary 2.1 and future versions of the dictionary. A motion was passed to turn the Checksums on the Media Resource discussion into a proposal. The proposal regarding Local Fields and Predictability was discussed, as some favor commingling local fields rather than expanding them. The group should review and comment on the DOM Increment proposal, and providers interested in the Subscriptions and Filtering proposal should contact transport@reso.org. | NOTES
Interoperability Workgroup | May 13, 2025
The group discussed how the ActivityPub protocol may help improve interoperability in advertising and passing listing information between different systems. An overview was given on potential advantages not available in traditional Web APIs and the group listed examples of friction points in the process that may be improved. A business case to gather additional interoperability friction points will be created for the R&D Workgroup. | NOTES
Bulk Sale Subgroup | May 14, 2025
The results of the Package Sale survey were reviewed, which posed several high-level questions about organizational allowance of package sales and how they would prefer to use a package sale standard. The group also reviewed the PackageSale Resource proposal, discussing the structure and settling on field name changes that align with existing fields and maintain consistency. | NOTES
Data Dictionary Workgroup | May 15, 2025
The group discussed moving all voting online (see Product Updates above) and other topics. | NOTES
Fast Track Subgroup | May 20, 2025
The Fast Track Suggestions Review sheet was covered and decisions were made on whether to keep existing suggestions, remove the suggestions or ignore specific local lookups. | NOTES
Duplication Subgroup | May 22, 2025
The group reviewed the items on the Data Dictionary Duplication sheet, which shows potential duplicate data elements in the Data Dictionary. Duplication Types were assigned to several duplicates, and an action item for researching how organizations use duplicates was identified. Tasks were recommended for assignment to the Data Dictionary Workgroup related to Property Type attributes on the HorseAmenities and OtherStructures fields and the References on their lookups. Additionally, the Data Dictionary Workgroup should consider adding more detailed Garden lookups (e.g., Raised Garden, Inground Garden) under ExteriorFeatures and deprecating the more general Garden from LotFeatures. | NOTES
Global Subgroup | May 28, 2025
The initial meeting of the Global Subgroup discussed the goals of its formation, which is to identify portions of the Data Dictionary that have gaps for international usage, discuss additions and changes, create a proposal and send it to the Data Dictionary Workgroup. A premeeting survey identified some focus areas for review and discussion. Several research action items were created for gathering lookups that are commonly used internationally but are not present in the Data Dictionary. | NOTES
