RESO Spring Conference Recap
The RESO 2026 Spring Conference in San Antonio, Texas, drew hundreds of real estate leaders in business, technology, entrepreneurship, legal affairs and beyond.
Webinar Recording About New RESO Tools
RESO has built or retooled several new products for our members to make accessing, analyzing and certifying MLS data feeds easier. They include a Desktop Client (an application that is installed on your computer and runs locally) and a Web Client (a version that runs in your browser and offers the same core tools). A new RESO Reference Server, Data Dictionary site and Client SDK with supporting libraries (including Add/Edit and EntityEvent support) are also on the docket.
RESO CTO Joshua Darnell went over the new tools in a recorded webinar that included an extensive Q&A. | VIEW WEBINAR & Q&A
Note: RESO Tools are in community preview, and the new certification suite for Data Dictionary 2.1 and Web API Core (2.0.0 and 2.1.0) is in final testing. Organizations seeking immediate certification should continue to use the RESO Certification Utils for Data Dictionary 2.0 and the RESO Commander for Web API Core 2.0.0 until notified otherwise. Contact dev@reso.org with any questions.

Data Dictionary
New Home for Data Dictionary Documentation
Data Dictionary resources and related certification tools are now centralized at dd.reso.org. This new platform replaces the legacy wiki and is designed to provide a more intuitive and efficient user experience.
What’s New?
- Enhanced Exploration: Browse and search Data Dictionary elements with significantly improved performance and precision. To ensure a seamless transition, legacy wiki links will now automatically redirect to the new platform.
- Draft Version Visibility: For the first time, you can review Data Dictionary versions in Draft Status directly within the web interface. This eliminates the need to reference external spreadsheets and allows for a more centralized review process.
- Mobile Forward: The Data Dictionary is more usable in mobile formats.
- Technical Resources: The site links to Transport specifications, ratified standards, in-progress proposals and other developer tools.
- Certification Resources: Certification tools and the certification portal are accessible directly through the site.
Accessing the Site
You can visit the new site directly at dd.reso.org or find it via the tools.reso.org dashboard.
We encourage you to explore the new browsing capabilities and update your bookmarks to the new domain. Feedback is welcome at dev@reso.org.

“The RED-T course has been a valuable experience for us at Lumina Estate and came at exactly the right stage of our platform’s development. It helped us deepen our understanding of structured real estate data, the RESO Data Dictionary, Web API standards and the technical foundations required to build more connected and scalable real estate platforms.
“This knowledge is directly influencing how we approach interoperability, data quality and the long-term architecture behind a modern real estate platform. The course has given our team greater confidence as we design and implement our systems in alignment with RESO standards.”

Recent Workgroup and Subgroup Activity
Data Dictionary Workgroup and Transport Workgroup / Certification Subgroup updates are now located in the Product Updates section above. All workgroup notes can be found in the RESO Workgroup Collaboration System powered by Confluence.
Data Dictionary Subgroups
Duplication Subgroup
The group completed its review and submitted its recommendations (deprecations and/or definition updates) on data elements identified as potential duplicates. All nine deprecation recommendations have been approved.
Global Subgroup
The group is collaborating with subject matter experts to identify needs for international markets. A welcome packet covering the group’s goals and progress was created for new members. Recommendations for new data elements have been posted for Data Dictionary Workgroup review.
New Construction Data Elements Subgroup
The group passed a motion to approve three new date fields (ConstructionStartDate, ConstructionCompletionDate and EstimatedConstructionCompletionDate) for the Data Dictionary. They also discussed the potential removal of New Construction from the PropertyCondition field, since users of the Data Dictionary can leverage the RelatedLookup Resource to establish standard relationships between data elements. This would allow users to define a formal connection where specific lookups are logically tied to a parent field, such as NewConstructionYN. The group also emphasized the need for clear definitions to distinguish new homes from renovations and addressed the challenge of reconciling tax records for rebuilds on existing footprints.
Fast Track Subgroup
The group reviewed the LotFeatures field from their Suggested Mappings sheet, recommending the addition of Terraced (LotFeatures), Dead End (LotFeatures) and Horse Fence (Fencing) as new lookups to the Data Dictionary. They also proposed renaming the Invisible lookup under Fencing to a generic term like Underground Pet. Additionally, the group began evaluating more granular lawn sprinkler data elements found in aggregate data.
Interoperability
At the RESO Spring 2026 Conference, the group’s chairs detailed progress toward creating standards for Offer Management, presenting the Offer Management Data Flow Diagram (DFD) and explaining the use of the ActivityPub protocol for decentralized transport of offers. An overview of the RESO Unique Licensee Identifier (ULI) and the problems it solves was given, including the importance of establishing a network of resolvers to verify licensee identities across disparate markets. The group is now focused on validating these models with industry experts and identifying volunteers for technical proofs of concept.
Research and Development
The R&D Workgroup meeting at the RESO Spring 2026 Conference focused on expanding RESO standards to address emerging technology, such as AI and smart home devices, along with new appraisal standards. The session also highlighted the shift toward property-specific disaster mitigation features (rather than risk) and an upcoming business case for machine-readable AI rights. A New Business / Pain Points portion included suggestions for standards on cryptographic metadata for media authentication, expanding standard data elements on loan information and standardized methods for communicating the coverage area of RESO member organizations.
