Data Dictionary

The following items were approved in the first official Data Dictionary virtual vote.

CurrencyType Field (String List, Single)

  • Indicates the currency for the monetary values on the record, as input
  • Lookup values populated from the ISO 4217 currency codes (e.g., USD for U.S. Dollar, CAD for Canadian Dollar, EUR for Euro)

Additional Living Quarters Proposal

  • A data shape of fields and lookups to communicate information about additional or secondary living quarters/areas on a property
  • Shape will be available in a later Data Dictionary version

Disaster Fields

  • DisasterReliefAvailable (String List, Single)
    • Indicates whether disaster relief assistance is available for the property (e.g., Yes, No, Conditional); may include financial aid, government programs, insurance accommodations or other forms of relief related to declared disaster events
  • DisasterReliefRemarks (String)
    • Provides additional details or context regarding disaster relief assistance available for the property

Delayed Marketing Fields

  • DelayedMarketingYN (Boolean)
    • Indicates whether the property is subject to delayed marketing, meaning it will not be actively marketed or publicly advertised until a specified future date
  • DelayedMarketingDate (Date)
    • Indicates the date when marketing will begin

PropertySubType – Half Duplex

  • A residential building that shares one common wall with another unit, forming one half of a duplex structure
  • Added as a new lookup under the PropertySubType field.

Leveraging RESO Common Format (RCF) to Create a Broker Data Standard

RESO Common Format (RCF) empowers brokerages and their website vendors, CRM providers, lead generation portals and back office tools to all talk to each other with data packaged in a simple, well-organized format. It keeps the broker’s data accurate and consistent across systems.

The Broker Advisory Workgroup recently discussed a proposal for Creating a Brokerage Data Standard that outlined the benefits and next steps for getting participation from broker and technology practitioners. 

The proposal can leverage RCF to ensure that data remains standardized as it moves across various systems. The business value of the RCF is straightforward. Much like we expect our mail system to use orderly addresses: name, number, street address, city, state/province and postal code, RCF shows how to organize property data for easy readability by any technology system.

Brokerages and brokerage vendors can now become certified by RESO, and several companies have already hopped aboard, including:

Global Subgroup | July, 2, 2025
The group went over location, property subtype/architectural style, utilities and construction materials fields that may be underrepresented in the Data Dictionary for international use. More action items were identified, including leveraging aggregate data and engaging with international RESO membership organizations for further guidance on what may be needed in the Data Dictionary. | NOTES

Transport Workgroup | July 7, 2025
The group discussed additional versioning and certification policies, outlined in the meeting agenda, and opened the virtual voting period. | NOTES

Interoperability Workgroup | July 8, 2025
The workgroup was given updates from the ActivityPub Subgroup, which is exploring the protocol to support the RESO Unique Licensee Identifier (ULI), specifically to implement a ULI Resolution Protocol. The group discussed how ActivityPub could streamline listing advertisement workflows, reducing the need for custom integrations across fragmented systems (e.g., MLS, showings, offers). Additionally, emerging interoperability use cases were discussed, including the Model Context Protocol (MCP) for communication between AI bots and a potential Search Engine Optimization (SEO) data payload to standardize how listing data is presented to search engines, offering a more structured alternative to web scraping. | NOTES

Research & Development Workgroup | July 10, 2025
The group explored the need for standard fields to manage AI permissions on listings, including whether listings can be used for training models or enhanced with AI tools. There was also discussion around creating standardized fields for disaster risk and mitigation, such as fire or flood preparedness, and the potential use of existing standards like FEMA’s. Additional topics included the challenge of records being deleted from data feeds, where awareness of EntityEvent Resource and Replication Model (RCP-27) could help, and the use of the ActivityPub protocol to support broadcasting and confirming ULIs. | NOTES

Fast Track Subgroup | July 15, 2025
The group reviewed the Fast Track Suggestions sheet and made decisions on several mapping suggestions, mostly for lookups of the PropertySubType and ArchitecturalStyle fields. Additionally, recommendations were made to strengthen the definitions of the Berm ArchitecturalStyle, BusinessType field and its lookups. | NOTES

Data Dictionary Workgroup | July 17, 2025
The group discussed the proposal to communicate EU Energy Performance Certificates (EPC) information and decided to hold a separate meeting with subject matter experts to streamline it. The revised High Speed Internet Fields proposal will be moved to a vote. The Geocode Fields Request was revised to include a GeocodeDoNotAlterYN field and will be moved to a vote. Inconsistencies were highlighted on how bathrooms are represented across MLSs in a discussion about the Ambiguity and the Bathrooms Pyramid, prompting the formation of a project group to create a recommendation for standardizing bathroom fields. Additionally, motions were made to vote on adding AMS and OM payload tags to the Data Dictionary as informational labels and to add webp as a new lookup under MediaType. All motions will be voted on virtually. | NOTES

Certification Subgroup | July 17, 2025
The group concluded that providers using standard names defined as expansions, such as Media, needed to follow their Data Dictionary definitions, which have a SourceResource field in the specification indicating which resource is being expanded and whether something is expanded as a collection or singular item. It was also determined that the definition of ModificationTimestamp needed clarification to ensure it was being updated consistently to make it reliable for replication, rather than requiring consumers to use other nonstandard timestamp fields. | NOTES

Broker Advisory Workgroup | July 24, 2025
The group discussed a proposal for Creating a Brokerage Data Standard, which outlined the benefits and next steps for getting participation from broker and technology practitioners. It was determined that the proposal could leverage RESO Common Format (RCF) to ensure that data remains standardized as it moves across various systems. Additionally, the group discussed the need to standardize how disaster risk, disclosures and mitigation efforts are communicated, while considering seller reluctance to make that information easily accessible. | NOTES

Duplication Subgroup | July 24, 2025
The group reviewed items from the Data Dictionary Duplication sheet, which shows potential duplicate data elements in the Data Dictionary. Duplicate Types were assigned to several lookups, and recommendations for the Data Dictionary Workgroup were recorded for several lookups. | NOTES

ActivityPub Subgroup | August 1, 2025
The group approved a motion to implement a consensus mechanism for creating a Unique Licensee Identifier (ULI), as well as a motion to define the consensus as the floor of two-thirds of the total number of resolvers. The Interoperability Workgroup was given the tasks of developing Offer Management (OM) workflow diagrams and determining the level of public visibility of offers. Additionally, two resources were given to the group to review before the next meeting. | NOTES
