Letter from the Chair

Business books teach practical lessons, and few have shaped leadership thinking more than Good to Great by Jim Collins. During our recent RESO Board of Directors strategic planning meetings, we used Collins’ concept of the “flywheel” to examine our own direction for the idea that real progress comes from steady, consistent pushes that build momentum over time.

A flywheel diagrams a feedback loop where the actions in each step lead to improvements in the next step, building momentum and compounding the positive outcomes of the entire system. Organizations that refine and expand their flywheels succeed through clarity and discipline, as opposed to shortcuts, reactive decisions and constant restructuring. RESO leaders examined the organization’s flywheel, focusing on the actions that lead to acceleration of its positive effect. An example:

Greatness, Collins argues, is a choice. It comes from aligned people, thought and action over long periods. RESO’s board, workgroup chairs and staff have built a strong record of accomplishments and a roadmap shaped by member feedback. Volunteers at every level are the backbone of this work.

Seven consecutive years of revenue growth is impressive, but an asset to RESO that’s even more important is its volunteers. What you do in the industry does not exist in a vacuum. Focusing only on your own organization misses the larger call to build something stronger for the entire community.

The experience that volunteers bring from their enterprises feeds back into the flywheel, driving engagement, product usage and standards adoption. This momentum attracts new communities – rental, commercial, offer management, association management, international – and fuels responsible growth.

Your members, subscribers and customers are part of the community we are building. Working together toward meaningful, underlying data standards for all of real estate is the right direction for the industry.

Collins reminds us that technology doesn’t create greatness on its own. It accelerates a strategy that already works. The real differentiator is leadership that pairs humility with resolve, puts mission over ego and builds disciplined teams.

RESO Accomplishments and Goals

ThursRESO closed 2025 as a stronger, more capable and more globally relevant organization, marked by another consistent year of financial growth and meaningful progress across standards, education and international collaboration.

  • 70,000 new data mappings were added to certification testing for Data Dictionary 2.0.
  • 500,000 additional mappings will power testing for Data Dictionary 3.0.
  • MINOR and MAJOR versions of the Data Dictionary are coming.
  • RED-B has reached more than 1,500 registrations.
  • RESO has expanded into six new countries.
  • In 2026, RESO will publish Data Dictionary 2.1 on a new site.

RESO RED TWorking with Real Estate Data – Technical (RED-T) Course
This premier technical course for engineers, developers and data professionals covers the RESO Data Dictionary, RESO Web API, RESO Common Format, identifiers and other key products. The lessons are designed to give students the skills to implement standards and troubleshoot real-world data challenges.

Graduates earn the RED-T designation, a credential that signals technical fluency in RESO’s ecosystem. More than 70 registrants have signed up for this technical course, which just opened last month, and First Multiple Listing Service (FMLS) accounts for the most students thus far.

    • Single Phase: Specifies that the electrical power supplied to the property uses a single-phase alternating current (AC) system.
    • Three Phase: Specifies that the electrical power supplied to the property uses a three-phase alternating current (AC) system.
  • MLS Provider Fields: For cases where a member’s association and MLS service provider are different (e.g., the organization providing MLS service to a member is different than what is in the MemberAOR field).
    • MemberMls (Member Resource): The name of the organization or entity that provides Multiple Listing Service (MLS) access and services to the Member, which may be distinct from the organization recorded in the Member’s Association of REALTORS® (MemberAOR) field.
    • OfficeMls (Office Resource): The name of the organization or entity that provides Multiple Listing Service (MLS) access and services to the Office, which may be distinct from the organization recorded in the Office’s Association of REALTORS® (OfficeAOR) field.
  • Media Resource Field Addition – California (CA AB 723)
    • OriginalMediaUrl: The URL of the original, unaltered version of a media file. This field is used to provide a direct link to the source image before any digital enhancements, staging or modifications were applied.

Major Releases Subgroup: New subgroup to provide focused reviews on items included in major version releases:

  • Review and prioritize the major changes planned for each major version of the Data Dictionary.
  • Determine the best way to communicate these changes and engage stakeholders about major releases.
  • Create votes and surveys to surface feedback to the larger community.
  • Make recommendations to the Data Dictionary Workgroup based on the group’s findings.

Transport / Certification

Data Dictionary 3.0 Planning
The group is discussing/prioritizing high-impact items for the Data Dictionary 3.0 release (Target: Q4 2027), focusing on breaking changes and enforcement of new policies.

They help manage, govern, distribute and monetize listing data through a modern, scalable infrastructure via a RESO-compliant API-first data distribution platform, custom feed configuration (for IDX, VOW, portals, vendors and other use cases) and monetization tools like automated monthly billing and usage-based billing.

      Recent Workgroup and Subgroup Activity

      Data Dictionary Workgroup and Transport Workgroup / Certification Subgroup updates are now located in Product Updates above. All workgroup notes can be found in the RESO Workgroup Collaboration System powered by Confluence.

      Broker Advisory Workgroup

      Proposal: Creating a Brokerage Data Standard:

      • Workgroup Formation: We are seeking more volunteers to form a dedicated workgroup to work on the proposal.
      • Next Steps: A more detailed update will be presented at the March meeting.

      Data Dictionary Subgroups

      Duplication Subgroup
      The group continues to classify different types of duplication that exist in the Data Dictionary, making recommendations for deprecation or definition updates to improve clarity. These recommendations are being recorded for submission to the Data Dictionary Workgroup.

      Global Subgroup
      The group is engaging with subject matter experts to vet potential additions to the Data Dictionary with the goal of enhancing it for international use.

      Multifamily PropertyType Subgroup
      The New Construction Subgroup group is continuing to discuss the potential for adding a Multifamily lookup to the PropertyType field. Research was reviewed on the terms that listing portals use, with variations of “Multifamily” being much more common than “Residential Income.” Additional research by directly reaching out to data aggregators is underway. There was a unanimous vote to standardize “Multifamily” as a single word within the Data Dictionary by version 3.0.

      New Construction Subgroup
      The group reviewed current results of a survey (select to complete) to gather information on the different ways new construction information is communicated in MLSs and other systems, with 80% of responders using the Property Resource, 7% in a dedicated New Construction Resource and 13% through an “Other” method. Research continues on the need for floor plan fields beyond what is currently available in the Media Resource.

      Interoperability Workgroup

      Offer Management (OM) Standardization and Model

      • OM Payload: A payload consisting of the Data Dictionary fields required for the development and implementation of OM products was created and approved by the Data Dictionary Workgroup.
      • ActivityPub Integration: Using the ActivityPub protocol to transmit offer data in RESO Common Format (RCF) to facilitate communication between different OM systems and between OM systems and external platforms has been proposed.
      • A high-level data flow diagram is being created to visualize the “touch points” within an OM transaction and will be posted for feedback and identification of any missing elements.
      • Future plans include a volunteer pilot program for a proof of concept implementation of using ActivityPub to exchange offer data as well as an implementation/best practices guide.

      Research and Development Workgroup

      AI Fields

      • Reviewed results of a survey (select to complete) on AI permissions fields.
      • Continued discussion on the current usage and potential need for fields to communicate AI permissions on listing data and photos.
      • Recommended a best practices guide for disclosing that data/photos have been altered by AI.

      Environmental Hazards/Disaster Mitigation Fields

      • Reviewed results of a survey (select to complete) on fields that communicate environmental hazards and disaster mitigation.
      • Many systems already have integrated products to provide things like flood plain data.
      • Feedback indicates that sellers and brokerages prefer this information to be MLS-only, while buyers prefer transparency.
